The site
In November 2024, Homebase entered administration putting over 100 stores at risk across the UK and in January 2025, it was announced that the Romford store would close its doors for good. Since then, the store has been empty, offering nothing to the surrounding community.
The site is now vacant brownfield land, identified by Havering Council for redevelopment in the Romford Town Centre Masterplan (approved March 2025). The Masterplan is a strategic plan aimed at guiding future development within the area and aims to improve Romford’s unique character and history, creating a vibrant, mixed-use town centre. The closure of the Homebase store represents a real opportunity to provide important homes for the area, alongside community benefits including land for a new school and green space.

Neighbouring context
There are various emerging proposals close-by to the site which all contribute to the development of the Romford Town Centre Masterplan.
Placemaking is at heart of all Barratt schemes as the new development needs to be able to work cohesively with other neighbouring proposals but also in isolation if the other proposals don’t come forward.
These proposals seek to minimise impacts on the surrounding community. By prioritising the publicly accessible green space, re-wilding the River Rom boundary and allocating space on site for a primary school, these proposals prioritise community integration.
